We believe in a fair and transparent fee structure

That’s why, unlike most estate agents, we do not, mark-up maintenance invoices, receive commission from contractors, inflate the cost of ongoing safety certificates such as gas safety reports, or charge additional fees to renew tenancy agreements, serve notice or to protect a deposit.

Rent Guarantee Protection

For our fully managed landlords, we offer an optional Rent Guarantee service for added peace of mind. This service is underpinned by a rent protection insurance policy held by M A S O N S . This allows us to handle the entire claims process directly with the insurer – removing any hassle from your side. In the event of a successful claim, the payout is made to
M A S O N S and then promptly forwarded to you. A full breakdown of the policy benefits and terms is available on request.

Policy Benefits Include:

  • No excess to pay
  • £100,000 cover for legal expenses and rent protection, including:
    ■ Repossession and rent recovery
    ■ Alternative accommodation and storage costs
    ■ Property damage, nuisance, and trespass
    ■ Defence against criminal prosecutions
    ■ Contract disputes, tax enquiries, and witness expenses
  • Rent payments begin within 30 days of claim acceptance
  • 100% of rent paid until vacant possession is obtained or the £100,000 limit is reached
  • Cover includes the first month’s rent where a tenant has been moved in but rent has not been received
  • 75% of rent paid for up to 3 months after possession if the property is re-let through M A S O N S
  • Additional cover of £1,000 is available on top of the deposit
  • Fully updated to comply with the latest legislation

Pricing:

  • £325 per annum for rents up to £2,500pcm
  • £450 per annum for rents between £2,501 and £4,000pcm
  • POA for rents over £4,000pcm
