Three Bedroom Semi Detached Home with Countryside Views
Built approximately fifteen years ago, this versatile three bedroom semi detached home occupies a quiet cul de sac of just five properties in the sought after village of Henlow, enjoying far reaching views over open countryside.
Properties in village settings such as this often attract buyers looking for space, views and a quieter lifestyle, and this home offered all three.
The Property
The ground floor provides a practical and flexible layout centred around a spacious tiled open plan kitchen and dining room with ample storage and integrated appliances, including a full height fridge freezer, oven, grill and gas hob.
Off the kitchen is a dual aspect lounge with solid oak flooring and French doors opening onto the patio and rear garden.
Also on the ground floor is a third bedroom with oak flooring and French doors leading onto the patio, along with a useful bathroom and utility room incorporating a shower and a separate understairs storage cupboard. The wide hallway and ground floor bathroom also offer flexibility for accessible living if required.
Upstairs there are two generous double bedrooms. The principal bedroom benefits from dual aspect windows and extensive wardrobe space. The large family bathroom includes both a bath and a separate shower, while a spacious airing cupboard and the layout of the first floor provide potential to create an additional bedroom or an en suite if required.
Externally the property offers driveway parking for three vehicles, a west facing garden and a sandstone patio, all enjoying a peaceful setting with uninterrupted countryside views.
Further features include double glazing throughout, a part boarded loft with ladder access, and a gas boiler with Megaflow hot water system.
Addressing the Drainage System
One aspect that required careful explanation during the marketing process was the drainage arrangement.
The property is not connected to the mains sewer and is instead served by a Klargester water treatment system. While systems such as this are common in village locations, they can sometimes raise questions for buyers and lenders.
To avoid any uncertainty later in the process, we arranged for the system to be independently inspected ahead of marketing. This allowed us to confirm that it was operating correctly and provided reassurance to prospective buyers from the outset.
Marketing the Setting
The countryside views are one of the property’s strongest features, and we wanted to ensure they were properly showcased.
Drone imagery and video were used to capture the surrounding landscape and highlight the open aspect to the rear. This helped buyers appreciate the setting before even visiting the property.
The marketing generated strong engagement online, with 1,685 views on Rightmove and more than 11,800 views of the video tour.
Strong Interest from Buyers
The property was launched on 24th September and interest was immediate.
We conducted eight viewings with motivated buyers, many drawn by the flexible layout and the uninterrupted countryside views.
Following the viewings we received three offers and agreed a sale on 7th October at the full guide price.
The successful buyer was chain free and already living in the village, which helped ensure the transaction could progress smoothly.
The Outcome
From launching on 24th September to agreeing a sale on 7th October, the property moved quickly from first viewings to a successful sale at the full guide price.
