As spring unfolds, the local lettings market is showing some promising signs. At the end of last year, M A S O N S had a record-breaking month – both financially and in terms of new tenancies. January 2025 remained strong, but February and March saw a slowdown in new rental listings. We also observed a growing number of properties listed by other agents sitting vacant for extended periods across Hitchin, Letchworth, and Stevenage, including:

This dip in available properties and a slower-moving market could have been cause for concern. However, in recent weeks, we’ve seen some positive changes.

A Spring Market Shift
Just as the daffodils have bloomed, the market has begun to pick up. By early March, properties that sat empty over winter were suddenly let.
Growing Tenant Demand
Tenant enquiries have remained strong, but March saw a further surge – especially for two and three bedroom houses.
The Renters’ Rights Bill – A Silver Lining?
We’re closely monitoring the Renters’ Rights Bill and don’t foresee any major concerns for landlords—which is great news. While some landlords have left the market due to uncertainty, this has tightened rental supply, potentially benefiting those who remain with increased tenant demand and stronger returns. We’ll share a full update once the Bill is finalised.

Affordability Remains Key – Tenant demand is rising, but household financial pressures persist. With inflation at 3.7% and increasing council tax and utility costs, realistic rental pricing will be essential.

Agile Marketing Matters – Many local vacant properties that remained vacant over the winter suffered from poor marketing – no floor plans, outdated photography, and stale listings. In our experience, small adjustments can make a big difference in minimising void periods.
