A local landlord approached M A S O N S following a particularly difficult tenancy, where the previous tenant caused damage to the property and disrupted neighbouring residents. Understandably frustrated, the landlord wanted a professional letting agent who would carefully select responsible tenants and provide expert property management, ensuring their buy-to-let investment was well cared for.

The property, a charming two-bedroom cottage in the sought-after village of Shillington, required a full top-to-bottom refurbishment to restore it to its best. We worked closely with the landlord throughout this process, helping oversee the improvements which included a brand new fitted kitchen with white goods, full redecoration, new carpets, and a newly installed bathroom suite with a shower over the bath.

While refurbishment works were underway, we proactively marketed the property and screened potential tenants. This early approach generated strong interest and allowed us to secure responsible applicants ready to move in shortly after completion, minimising any void period for the landlord.

The landlord was understandable concerned about how new tenants would care for the property. Reassuringly, the new tenants have been extremely accommodating, allowing a small amount of ongoing finishing work after moving in, and have expressed real enthusiasm for the property – particularly the garden, with plans to make full use of the vegetable patch.

With respectful tenants and expert property management, the landlord now has renewed confidence in the letting process, knowing her buy-to-let property has been fully restored, carefully let, and is being looked after by tenants who genuinely appreciate the home.
