From Unsold to Successfully Completed
Previously marketed by another agent in March 2024, this two bedroom, first floor apartment in a small and well kept development of just eighteen homes in Hitchin was struggling to attract serious buyers. The vendors were frustrated by the lack of feedback and support from their previous agent. While viewings had taken place, no meaningful updates were provided, leaving them feeling uncertain and unsupported.In August 2025, the vendors approached us seeking a fresh approach and more effective marketing to achieve a successful sale.

Our Approach
On visiting the property, it was immediately clear that the previous marketing had let it down. The photographs were poor in quality, clutter such as washing equipment and bathroom items had been left visible, and there were too many unnecessary images of each room.
- We spent three hours at the property carefully preparing it for relaunch:
- Moving and rearranging furniture to maximise the sense of space
- Removing clutter and personal items for a cleaner presentation
- Changing the sofa layout in the lounge to enhance flow and functionality
We then captured high quality professional photographs and produced a compelling video tour. The video received over 6,000 views in its first week alone, generating immediate interest.
The First Sale and Unexpected Setback
Within 24 hours of launching, we received our first enquiry from a retired couple who were a perfect match for this intimate development. With just eighteen homes, many occupied by older residents, the apartment’s long lease, reasonable service charges and attractive gardens made it ideal.
An offer at the full asking price was made that very night and accepted by the vendors.
However, one week later, the buyers withdrew after finding a cheaper alternative.
At the time, the vendors were on holiday. Rather than simply delivering disappointing news and pausing the process, we immediately put our back up plans into action. We re contacted interested parties and arranged further viewings without delay.
The vendors mentioned they had left the apartment less than tidy before going away. To ensure it was presented at its absolute best, we attended personally to clean and prepare the property ahead of the next round of viewings. A genuinely hands on service.
The Successful Outcome
While the vendors were still on holiday, we secured a new buyer.
From launching on 1st September to completing on 6th February, the property moved from having previously sat unsold for six months to achieving a successful completion within five months, despite a collapsed sale along the way.
