Hitchin tops the list as the UK’s most expensive market town for first-time Buyers

Tuesday, August 5th, 2025

Hitchin has officially been named the most expensive market town in the UK for first-time buyers, according to new figures from Lloyds Bank. Using data from Halifax, the report revealed that the average cost of a first home in Hitchin has reached an eye-watering £410,366 – significantly higher than the national market town average of £280,582.

This places Hitchin ahead of 112 other market towns across the UK, including Altrincham in Greater Manchester and West Malling in Kent, which came second and third respectively. The findings have shone a national spotlight on this Hertfordshire hotspot confirming what local residents have known for years: Hitchin is one of the most desirable places to live in the country.

Why are prices so high?

The Lloyds analysis pointed to Hitchin’s “excellent commuting links to London” as a key factor in the town’s rising house prices. With direct train services to London King’s Cross in around 30 minutes, Hitchin has long been popular with city workers seeking a quieter lifestyle without sacrificing easy access to the capital.

But commuting convenience is just part of the appeal.

Luke Mason, Director of M A S O N S and a lifelong Hitchin resident, believes the town offers something more:

“It’s not just the transport that makes Hitchin special. It’s the community feel, the quality of the schools, the independent shops, the food scene – it all adds up. People fall in love with the town, and that demand keeps prices strong.”

A family-friendly lifestyle with a vibrant edge

Hitchin offers a lifestyle that balances family living with a buzzing town centre. Home to several outstanding schools such as Hitchin Boys’ and Hitchin Girls’ Schools, the town is a major draw for families looking to settle long-term. At the same time, its lively market square, independent cafés and restaurants, boutique shops, and regular community events appeal to young professionals and couples looking for more than just a commuter base.

Outdoor space is another bonus, with easy access to countryside walks, open parks, and nature reserves like Oughton Head Common just a short stroll from town.

“Having grown up in Hitchin, I’ve watched it grow into a thriving, modern town while still keeping that warm, welcoming character,” adds Luke Mason. “It really does offer the best of both worlds.”

What this means for buyers and sellers

For first-time buyers, the high entry point means early planning is key. Competition for starter homes particularly two and three bedroom houses near the town centre remains strong. Securing a mortgage agreement in principle, understanding your budget, and working with a local estate agent can give buyers a much-needed edge in this competitive market.

For sellers, Hitchin’s market conditions continue to present an excellent opportunity. Correctly priced homes are still attracting serious interest, often within days of coming to market.
